I always try to find the lesson in every listing. The one I would like to talk about today went very smoothly. I consider that a product of past lessons learned. I’m very much ok with that. It’s actually a good thing this one went smooth. This was a coworker’s house from the Air Force Reserves. He was retiring after a million years of service to his big piece of retirement land out in the middle of nowhere and building his dream home with his wife and dog. I think that may be the military man’s dream. I hear that story a lot but not a lot actually do it. Well done to him.
At the time I listed his house, I was also freshly back from technical school for my new position in the Air Force Reserves. I was activated for a few months to train and familiarize when a rare opportunity surfaced. The Officer in Charge of the 90th AMU out there on JBER was promoted to the next higher position at the squadron level and his replacement wasn’t slated to get in for eight weeks. I, being the only other officer present and on duty during that time, was offered a position stewarding the AMU during the gap. So there I was, a few weeks out of tech school as a maintenance officer, and I have hundreds of people and twenty seven F-22 Raptors in my charge. Talk about drinking from a firehose. My schedule went from self led training tasks to somewhere between eight and a million meetings every morning. Had this deal been difficult, who knows how that all would have gone.
The house was gorgeous by the way. We sold it for over half a million dollars. I love it when you get to tell them how much it’s worth, and its way more than they were expecting. That was a fun moment for me. It is nice to land a big listing too. A lot of realtor work happens for free. My average income per deal is $2689.50 so far this year. It’s nice when you get a twelve-thousand-dollar paycheck from one house sale.
I want to stop here and ask you how many houses you would have to sell in a month to make yourself a comfortable income at almost $2700 per house. If you only need to help two people a month to make all the income you need, what would you do with the rest of your time you just got back? You really can build a great life through real estate. My goal this year is to generate four transactions per month by finding people that have a goal and helping them get there. It sounds perfectly achievable when stated in this way. I don’t care at all what kind of transactions they are or how much they pay. I am just affecting at least four people per month in a positive way and benefiting through the laws of affection, magnitude and scale. The more people you affect in a positive way and the bigger you help them, the more you are compensated.
What are the take-aways from this one? I’m glad you asked. The first two I thought of are 1. It’s nice when you land a listing with a big price tag. And 2. Clients come from everywhere around you. Everywhere I spend time with people generates me business. Be mindful where you hang out. Those people will become your clients. Make sure they are people you want to work with. And never lose a friendship over a house. It’s not worth it.
